Founded in 2000 and government-backed, Nakheel is the developer behind Palm Jumeirah. Its current waterfront programme includes Palm Jebel Ali and Dubai Islands.12

What to check before buying
- Whether the plot is on a frond, the trunk, or the crescent — pricing and access differ sharply between them.
- Beach access rights, which are not automatic with every waterfront unit.
- Service charges, which on reclaimed-land communities include marine infrastructure most inland communities do not carry.
- For Palm Jebel Ali, the delivery timeline against the current construction stage.
