Nakheel

The developer that manufactures beachfront. Palm Jumeirah, Palm Jebel Ali, and what waterfront scarcity does to price.

Company information, cited5 min read

Nakheel is the developer that changed Dubai's coastline — and whose projects are, quite literally, visible from orbit.

Founded in 2000 and government-backed, Nakheel is the developer behind Palm Jumeirah. Its current waterfront programme includes Palm Jebel Ali and Dubai Islands.12

Waterfront scarcity

Nakheel's defining characteristic as a developer is that it manufactures scarcity. Reclaimed land creates beachfront where none existed, and beachfront in a desert city commands a premium that does not decay the way a fashionable interior finish does.

Our transaction data reflects this: Palm Jumeirah sits among the highest price-per-square-foot areas in Dubai, and Palm Deira transacts at a substantial premium to the city median.

What to check before buying

  • Whether the plot is on a frond, the trunk, or the crescent — pricing and access differ sharply between them.
  • Beach access rights, which are not automatic with every waterfront unit.
  • Service charges, which on reclaimed-land communities include marine infrastructure most inland communities do not carry.
  • For Palm Jebel Ali, the delivery timeline against the current construction stage.
