Ejari is the registration system that makes a Dubai tenancy legally real. Without it, a lot of ordinary life does not work.
What it is
Ejari records tenancy contracts with the Land Department, creating an official register of who rents what and on what terms. Registration is the landlord's responsibility in practice, though the outcome matters most to the tenant.

Why it matters to this site
Ejari is also the source of Dubai's rental data. It is the dataset that would let us publish rental yields — and until we hold it, no yield figure appears anywhere here.
For investors
A registered tenancy is evidence of income when you come to sell, and it is the basis on which rent increases are governed. An unregistered tenancy is weaker on both counts.
