The market moved sideways, not upward
Median price per square foot fell 6.4% across the period, peaking in 2026-04. That is movement within a window, not a trend — seven months cannot establish direction, and this piece does not claim one.
The steadier figure is volume: 91,909 sales, worth AED 202.7 billion in total consideration.
The spread is the story
Trade Center Second carries the highest median at AED 4,834 per square foot. INTERNATIONAL CITY PH 1 sits at AED 739. That is a 6.5× spread between the top and bottom of a single city's residential market.
A Dubai-wide median of AED 1,743 therefore describes almost nobody. It is a useful reference point and a poor decision input — which is why every figure on this site is reported by area rather than as a headline.
