Below the household names sits a tier of developers doing most of the volume in Dubai's affordable communities — and the diligence question changes when you buy from them.

Developers such as Danube, Azizi, Binghatti and Ellington concentrate on mid-market and design-led inventory, frequently in JVC, Arjan, Al Furjan and Dubai Studio City.¹²³ Their model typically runs on shorter payment plans and faster construction cycles than the masterplan developers.

Why the diligence is different

With a government-backed masterplan developer, the main risks are timing and specification. With a smaller private developer, counterparty strength matters more — which is precisely what Dubai's escrow regime exists to address.

The protection is real but it is not automatic. It depends on the project being properly registered and on payments actually going into the escrow account rather than anywhere else.

The checks that matter most

2. 2Pay into the escrow account only — never into a company or personal account.
3. 3Check the Oqood registration for off-plan, which records your interest against the unit.
4. 4Look at what the developer has already completed nearby, and go and see it.
5. 5Read the payment plan against construction milestones rather than calendar dates.
