Where Dubai Starts
The lowest quartile of sales is a better guide to entry cost than any median.

The lowest quartile of sales is a better guide to what an area really costs to enter than its median — and by that measure, several Dubai areas start under AED 600,000.

Why p25 rather than the median
A median describes the middle of the market. If you are buying at the accessible end, the lower quartile is closer to the price you will actually face — and the gap between the two tells you how wide the range within an area is.
Entry price is not total cost
Transfer fees, agency commission and service charges sit on top. The guide to transaction costs on this site sets out what to budget beyond the headline.
