Dubai's Record Launch Pipeline: What's Actually New Supply

The composition matters more than the total
Strip out the single Emaar masterplan and registered launch value for the first five months of 2026 was around AED 75bn — a normal-to-strong pace, not a record one. The "record half-year" headline rests heavily on one unlaunched, undated announcement rather than on a broad-based surge across the market.
Why this matters for reading any 'launch volume' figure
A launch announcement is a statement of intent, not delivered supply. Emaar's own masterplan has no confirmed unit count, location or sales date as of its announcement — a project of that scale takes years to become actual, liveable housing. In the near term it is a land-value and sentiment event, not a change in what is actually available to buy or rent.
How we read pipeline headlines
This site only publishes prices and volumes from recorded DLD transactions, never launch announcements. Figures like the ones on this page are reported here as market context, clearly labelled, not folded into any number elsewhere on this site.

ReadMost Dubai sales in the period were off-plan, but the split varies enormously by area — from near-total in new districts to barely half in the established ones.
ReadBetween the most and least expensive areas sits a gap wide enough that a citywide average describes almost nobody.
